The 100 and 101 Barbirolli Square project comprised the refurbishment of two signature city centre offices located in the heart of the Manchester cultural quarter. MZA was appointed as the M&E services design consultant, for and on behalf of the client, to complete RIBA Stages 0-7, inclusive of a Stage 4a design, with traditional procurement.
The scheme involved the complete refurbishment of the two buildings, roof-top extensions, a new infilling atrium and the creation of an active street front, complete with retail and leisure offerings, along with full rebranding of these buildings with a total of 220,000sqft NIA.
The office areas were completed to Cat A., with exposed services to 100 Barbirolli Square. The 101 Barbirolli Square project involved a complex phasing strategy to serve a tenant occupier on the upper floors while the lower floors, Phase 1, works were completed.
The significant refurbishment of the 7 and 9 storey buildings included upgrades to the entrances and the complete fit-out of the reception areas, the café, and the shower, changing and cyclist facilities, as well as upgraded lifts and amenity cores and new engineering services throughout to achieve an EPC B rating and BCO compliance.
The first building of 80,000sqft (101) was completed in June 2018 and the second of 140,000sqft (100) in early 2021.
