MZA was appointed as the building engineering services, energy and vertical transportation consultant for this scheme. The site comprised an existing shopping centre with two residential buildings. The project involved the part demolition of the shopping centre and the construction of 44,000sqft of BCO compliant, grade A, exposed services office space, retail units and extensive end of journey shower, changing and cycle storage and a reconfigured basement car park. The inclusion of a vertical garden wall will improve biodiversity and air quality for tenants and neighbouring residents.

MZA was instrumental in setting high benchmarks for the buildingĀ  performance and in particular the fabric design. The initial assessment was informed by the LETI targets from which the building energy model was refined and optimised to achieve the desired targets balanced against the cost plan.

The project was completed in July 2023 and delivers the highest in class development in King’s Road. The development achieved an EPC A, BREEAM excellent and a Wired Score Platinum.

A key challenge of the project was to develop a robust phasing strategy that ensured the residential towers did not experience the loss of any services and could continue to operate without disruption for the duration of the works.
