Located in the London Borough of Brent, this multi-phased, mixed-use scheme has provided much needed homes and educational facilities in North West London.
Phase 1 of 399 Edgware Road comprised an 80,000sqft retail food store, 50,000sqft of retail and restaurant space and extensive landscaped public spaces. The second phase delivered 163 new mid-market homes, a 500-space car park, 500 cycle spaces and areas dedicated to local community use along with space for Brent Council to build a new primary school.
MZA was appointed to carry out the detailed co-ordinated design for the residential, car park and landscape areas, which included innovative heat recovery from the retail plant and the full design was in Revit. In developing the design, MZA reduced the number of service cupboard types from 30 to 2. This provided the project with the ability to prefabricate the cupboards, which improved quality, maintainability and offered a more cost-effective solution.
The project was completed in 2019.
