100 & 101 Barbirolli Square

The 100 and 101 Barbirolli Square project comprised two signature city centre offices located in the heart of the Manchester cultural quarter. MZA was appointed as the M&E Service Design Consultant, on behalf of the client, for RIBA Stages 0-7, inclusive of a Stage 4a design, with traditional procurement, for the refurbishment and Category A fit-out of these 81,000sqft and 140,000sqft buildings.

The 101 Barbirolli Square project involved a complex phasing strategy to serve a tenant occupier on the upper floors while the lower floors, Phase 1, works were completed. The schemes included the complete fit-out of, and upgrades to, the entrance and the reception areas, the café, gym facilities including showers, changing and cyclist facilities, lifts and amenity cores, along with the creation of a new infilling atrium. The office areas were completed to Cat A., with exposed services to 100 Barbirolli Square.

The project also included a new active street front, complete with retail and leisure offerings, to complete the full rebranding of the buildings. 101 Barbirolli Square (80,000sqft) was completed in June 2018 and 100 (140,000sqft) in April 2021.
